Really good value for money, great location, nice staff. Room in terms of facilities was good but really it needs an air conditioning unit - two fans are not enough

Wasn't the most clean ie. the bathrooms. The staff were not super helpful and did the bear minimum. The security could be better as there was after time you could get walk in and into rooms as the cleaner was leaving them open. Overall wasn't super great but ok. Good location.

I think that one of the things that really puts us ahead of the rest is that we're located at the centre of Strada Nova, one of the most-frequented and important passages in Venice. We're on the island of Isola dei Servi and our premises incorporates some elements of the 15th-century Chiesa dei Servi di Maria, which was the third-largest church in Venice-you'll be sleeping in a historical building!
It's very easy to read all the monuments and important places in Venice on foot; I particularly recommend checking out the Venetian fish and vegetable market near Rialto Bridge.
Most of our guests are groups of university students and we're actually joined with a university residence. Some of our ground-floor rooms are wheelchair accessible.
